Design and Access Statements

A Design and Access Statement (DAS) is a report accompanying and supporting a planning application, explaining the design principles and concepts that have been applied to the development.

A DAS is required with planning applications for major development – both full and outline.

These documents are well-written, and supported by plans, photos and illustrations to help to explain our ground-up approach to design, setting out the context of the site, identifying how the masterplanning has responded to the environmental assessment, and then presenting the design principles for the site.

For Outline Planning Applications, these show sufficient detail on the design principles, without holding the developer to any detail beyond the agreed parameters of the proposal, such as access design and building height.
