FPCR have provided multi disciplinary environmental and design services on this exemplar regeneration project for over 20 years. The site has been transformed from a derelict colliery and coke works to a major mixed use development, including the XScape indoor ski, cinema and leisure complex and Factory Outlet Retail Centre. The 136 hectare site sits alongside the M62 motorway in Yorkshire.
The practice has been involved at every step of the reclamation and regeneration process from early feasibility and assessment studies to the masterplanning and design of the development proposals. Masterplanning, architectural, landscape, ecological and arboricultural services have all been provided by the practice.
The site is divided into two areas by the Leeds-Goole rail line. The local site context was carefully appraised during the formulation of the reclamation strategy and the master plan to ensure that it integrated with the existing built environment and local community.
The regeneration proposals were formulated in such a way as to allow for the phased reclamation and development of the site. This long-term vision has contributed to the schemes success by securing the deliverability of the various components of the scheme and by allowing it to adapt to changes in circumstances, needs and trends providing a high quality, successful and sustainable scheme.
To date over 300 acres has been reclaimed and 130 acres developed with various uses. In all some 3,500 jobs have been created.
