FPCR’s Landscape, ecology, and arboriculture teams were brought in to assess this site and advise on sensitive development proposals, following a previous application on the site which had been refused by Tandridge Council in 2021 for 20 different reasons.

FPCR advised from the start of the revised application, working hard to achieve a sensitive scheme, advising which parts of the site could accommodate new development, and which parts should be retained and enhanced for biodiversity and recreation. The scheme was refused planning consent locally, but taken appeal, and the appeal was subsequently allowed. FPCR provided landscape and Green Belt expert evidence at the planning inquiry.

The scheme includes 166 homes, 41 extra care homes, a 70-bed care home, employment space and extensive areas of publicly accessible green space and habitat.
