Planning Appeal Allowed under new NPPF

A planning appeal for a proposed residential development at Queenborough Road, Southminster, Essex, has been allowed in one of the first planning appeals to be determined under the new National Planning Policy Framework (NPPF).

A Positive Appeal Outcome

The scheme, promoted by Gladman, was supported by FPCR’s multidisciplinary team, who provided masterplanning, landscape, ecology and arboricultural advice. This helped to inform a coordinated approach to the site and its environmental considerations throughout the development of the proposals.

In allowing the appeal, the Inspector concluded that the identified landscape effects would not outweigh the benefits of the proposed development.

The decision provides an early example of the application of the new NPPF, with the Inspector considering the environmental qualities of the land and the natural beauty of the countryside as part of the overall planning balance.
