Appointed by Luton Town Football Club, FPCR have helped to secure planning approval for the proposed Newlands Park Development located at Junction 10 of the M1 Motorway. The mixed use scheme is critical to unlocking the new stadium project for the football club, which proposes to replace their existing stadium at Kenilworth Road with a brand new facility, located within the heart of the town.
Luton Borough Council’s Development Control Committee have already given consent for the stadium proposals and have now unanimously passed the Newlands Park scheme, which will include more than 500 homes, a hotel, conference facilities, music venue, retail space and a cinema. The building is designed to include Active Grass Roofs which integrate with the profile of the land so as to limit impact to the surrounding landscape and the wider countryside.
FPCR prepared the Landscape & Visual Impact Assessment as part of the project’s Environmental Statement. Further work included input towards landscape design of the scheme and photomontages were undertaken in order to better understand the effects the proposals would have on the surrounding countryside. The site presented a number of challenges such as its relationship with the nearby Luton Hoo Estate but after considering all the issues, planning officers recommended approval subject to conditions.
