FPCR acted as lead consultant for the development of 850 homes, a local centre, primary school and country park on the northern edge of Aylesbury. The practice was involved throughout the planning process, from initial concept masterplanning through to the submission of the outline and subsequent reserved matters planning applications.

FPCR prepared the Development Brief for the site, later adopted by the Local Authority as Supplementary Planning Guidance, together with the Environmental Statement and Masterplan. Following outline consent, FPCR also produced the Design Code, which was subsequently featured as an exemplar within the Milton Keynes–South Midlands Sustainable Communities Guide.
